If you are preparing to sell your home, there are a few things that you can do in the run-up to the listing. If you are selling to buy a new home, then chances are you are already in the buying mindset – which is brilliant. You’re going to use that mindset in your own home.
Imagine you were looking at it for the first time, and you were thinking about buying it. What would put you off? What things make the property special?
That is just the start, here are some other tips that will help you get your home ship-shape and ready for sale.
Housing Market
The first thing you will need to do is some research into the housing market right now. We all know that houses can go up and down in price, but sometimes that fluctuation means it isn’t the right time to sell.
As well as that, look at what other properties in the area have sold for. You will be able to get a rough idea about what you can expect. Remember that it will depend on the size of your house and the condition too. Depending on where you live, you might be able to get a fast offer here.
Light Bulbs
This might not cross your mind ordinarily, but when people are viewing your home, they will be turning the lights on and off throughout the property. If one of the lights doesn’t come on, they might assume it is the electrics – and not even ask the estate agent. Changing all of the bulbs around the house will avoid any awkward situations.
Declutter
This should go without saying, but what you love other people might not. So it is essential that you think about how you will get the house looking like it has plenty of space. The first step is going to be decluttering.
This will help you when it comes to moving too. Two birds one stone. The best thing to do is to take it room by room. Marie Kondo has excellent tips when it comes to decluttering your home.
Deep Clean
The first impression and smell of your house will make a significant impact on a buyer’s mentality. While you probably can’t empty the whole house out, you can make it ready for viewings. Deep cleaning isn’t just a light dust, it is a deep and detailed clean. Under beds, the couch, the toilets, and even the insides of cupboards.
The best thing you can do here is to hire a professional to help you get the bulk of the cleaning done.
Stage
You get to play interior designer here! You can spend time turning your home into something that looks like it is from the magazines. You will need to think about the back and front of the house when you are staging it. Make it welcoming and just about plain enough for people to be able to picture themselves living there.
And the final tip is to start as early as possible!
